Who we are...

Established in 2018, Thirteen Homes provides shared ownership and affordable home ownership opportunities across the North East and Yorkshire. Our aim is to make buying a home more achievable by bringing real opportunities for people to get onto the property ladder.

We work closely with our customers to understand what matters most to you, supporting you every step of the way. With shared ownership, you can purchase between 10% and 75% of your home, making home ownership more accessible and flexible.

With a fresh and customer‑focused approach, we help you turn your new house into a place you’re proud to call home.

 

A succession of unions between social housing providers over 20 years has led to Thirteen becoming the largest housing association in the North East and amongst the biggest 25 nationally, paying tribute to the hard work and commitment of its employees and positive reputation they have built. Because of this, Thirteen Homes is a profit for purpose organisation meaning our profits are reinvested into Thirteen’s Affordable Housing Programme.

Our Sales Team will support you throughout your shared ownership journey and be on hand to answer your questions.

Where choices or options are available as part of your affordable home ownership purchase, we’ll explain these clearly.

We will provide clear health and safety information when you visit the site during construction and when you move into your new home.

Our marketing and advertising aim to be honest, accurate, and clear about our shared ownership homes.

We make sure our shared ownership sale terms and conditions are fair, transparent, and easy to understand.

If your circumstances change, we will make our cancellation policy clear and straightforward.

Your shared ownership home will be covered by an NHBC Buildmark or LABC Warranty. We will explain what this means and any other warranties that apply.

After paying your protected exchange deposit, we recommend choosing an independent solicitor to act in your best interests.

We will keep you updated on build progress, completion dates, and handover, and show you around your new home before you move in.

If you have a concern at any stage of the buying process, we will clearly explain our after‑sales and customer service process and support you in raising it.
