Established in 2018 as a subsidiary business to Thirteen Group, Thirteen Homes aims to become the house builder of choice in the North East and North Yorkshire. With a new brand and fresh outlook on the market, we work alongside our customers to find out exactly what you need to make your new home your dream home.
Not forgetting our roots, the strong connection between Thirteen Homes and Thirteen as a housing association remains a constant in our work, our employees and our values.
A succession of unions between social housing providers over 20 years has led to Thirteen becoming the largest housing association in the North East and amongst the biggest 25 nationally, paying tribute to the hard work and commitment of its employees and positive reputation they have built. Because of this, Thirteen Homes is a profit for purpose organisation meaning our profits are reinvested into Thirteen’s Affordable Housing Programme.

To reduce risk of danger, health and safety advice will be provided to you when you visit our development during construction and when you move into your new home

Our marketing and advertising material aim to be truthful and accurate

To eliminate any confusion, we ensure that our contract-of-sale terms and conditions are fair and clearly set out

And just in case you change your mind, our cancellation policy will be made clear to you

Your home purchase will be covered by the NHBC Buildmark Warranty or the LABC Warranty and so that you fully understand how that works, we will provide you with reliable information regarding this and any other guarantees and warranties from which you may benefit

Following payment of your fully protected exchange deposit, we advise that you seek a professional legal advisor who can fulfil the formalities of buying your home and to represent your interests

We will provide you with the most accurate timings possible regarding the construction of your home, legal completion and handover. Once your completion date has been confirmed we can then demonstrate your new home to you

Should there be any reason for complaint about our purchasing process, our team will make sure that the after-sales, customer service procedures and processes are explained to you in full.
